When it comes to building science, there is always more to learn. That is one of my favorite things about being in the inspection industry. I strive to learn more every day about houses, buildings, and all of the components that make up a home or business.
That is why in 2023 I decided to take on the challenge of learning property inspections. I am proud to announce that I am the first inspector in Southern Oklahoma to become a member of the Certified Commercial Property Inspectors Association, CCPIA. https://ccpia.org/find-an-inspector/
I am able to continue using the same easy-to-read inspection reports that I have been using with home inspections, but updated with the commercial property standards of practice, ComSOP. A commercial property inspection can be done very similarly to a home inspection, just with changes to things like the commercial kitchen space, emergency exits, or accessibility requirements.
A commercial property may include hotels, apartment buildings, office space, warehouse space, industrial space, multi-unit housing, and more. Inspections may be beneficial when purchasing a new property, before listing a property for sale, or as regular maintenance for an existing property.
Commercial inspections can also be much more tailored to the needs of the client. Home inspections have strict requirements set by the state of Oklahoma and InterNACHI, but when it comes to commercial properties, the client can set the parameters. Some clients may want the entire building and every component checked, while others may want to save time and only have certain components inspected.
